A buyer consultation in Seattle is the conversation that happens before you start touring homes. It is where you and I sit down, talk through what you actually want, and turn a vague idea of "we should probably buy" into a clear, workable plan.

There is no cost and no obligation. You leave with a better understanding of your budget, your priorities, and the steps ahead, whether you move forward this month or next year.

As your agent, I want you to make this decision with real information in front of you. That is what this first meeting is for.

What we cover

We start with your goals: where you want to live, what kind of home fits your life, and what timeline you are working with. From there we talk numbers, how much you are comfortable spending each month versus what a lender may approve, and how earnest money, closing costs, and inspection expenses factor in.

We also walk through the mechanics of a Washington purchase, from getting pre-approved to writing an offer to the days between mutual acceptance and closing. If you have questions about how any of it works, this is the time to ask.

Seattle, the Eastside, and the north-end suburbs each behave differently, and the right neighborhood depends on your commute, budget, and the type of home you want. We use the consultation to narrow the map so you are not spending weekends touring homes that were never going to fit.

Does a buyer consultation cost anything?

No. The consultation is free and carries no obligation to move forward or to work with me afterward.

Do I need to be pre-approved before we meet?

It helps but is not required. If you are not pre-approved yet, we can talk through the process and I can connect you with lenders to explore your options.

How long does the consultation take?

Most meetings run about an hour, though we can take more time if you have a lot of questions or a complicated situation to work through.

Can we meet in person or is it virtual?

Either works. We can meet in person around Seattle, the Eastside, or the north-end suburbs, or connect by video or phone if that is easier for your schedule.

What should I bring or prepare?

Come with your questions and a rough sense of your budget and timeline. If you already have a pre-approval letter or a list of must-haves, bring those too.
