Houses currently licensed as adult family homes, and ordinary houses that already have the expensive parts. King and Snohomish, and further when it is worth the drive. I grew up in one of these and my parents run one, so what you get with each home is the property read rather than a listing sheet.

No portal can filter for one, and no site can show you a running list without a data licence from the MLS. Mine is with my designated broker for signature. When it is executed the grid below fills automatically and updates on the cadence the licence requires.

Two different searches, and people conflate them

A home currently operating as one. A property in use as a licensed adult family home. There is a business attached and it changes hands separately from the real estate, but what you are buying in property terms is a house that is already past the two years it takes to convert and licence one from scratch. That premium is not arbitrary.

A house you would convert. Cheaper going in, considerably longer to open, and the house you choose sets most of the conversion budget before you own it. The conversion guide covers what actually drives that number.

Which one is right depends on whether you have more capital or more time. Most people have more of one than the other, and knowing which changes what I send you.

A DSHS licence is issued to a provider, not to a building. It does not transfer with a sale, and I do not deal in it. What I list is the house.

Why the portals are no help here

NWMLS has no property type for an adult family home. Neither does Zillow, Redfin or Realtor.com. Operating homes surface only through keywords buried in listing remarks, and they surface inconsistently.

Conversion candidates are worse, because the criteria that decide them are not fields in any listing database anywhere:

  • Doorway clear width, bedrooms and bathrooms
  • Turning space in bathrooms and at hallway corners
  • Entry approach: level, or rampable without rebuilding the porch
  • Whether a bathroom is reachable from every bedroom without a step
  • Bathroom layout: roll-in capable, or a tub that has to come out
  • Threshold heights between rooms and at exterior doors
  • Actual lot slope, which the listing will not tell you
  • Conforming egress in every room counted as a bedroom
  • Parking for shift changes plus family visits
  • Zoning and whether the jurisdiction permits the use at that parcel

None of that is recorded. It is why a portal cannot build this search and why the answer ends with somebody standing in the building. That part is the job.

Is there an adult family home business for sale in Washington State?

It turns on your licensed bed count, your occupancy and your rates, and anyone quoting you a figure without seeing your numbers is guessing. What I can tell you is the property side, which is where most of the money is decided before you own anything.

What is the average cost of an adult family home in Washington State?

An operating home sells at a premium over a comparable house, and the premium is not arbitrary: you are buying past the conversion, the permit review, the licensing wait and the months of carrying a property that earns nothing. Whether that is worth paying depends on whether you have more capital or more time.

How many residents can an adult family home have in Washington State?

A standard licence covers up to six non-related residents. Seven or eight needs enhanced DSHS approval, a sprinkler system and a track record of compliant operation. Six is the number worth planning the house around, because capacity is the revenue.

What does it take to open an adult family home in Washington State?

Training, background checks, the DSHS application and the annual per-bed fee, none of which I advise on. DSHS is the authority and covers it thoroughly. My half is the house, which is the half almost nobody writes about and the half that costs the most to get wrong.

Can I convert an ordinary house into an adult family home?

Often, and the house you pick sets most of the conversion budget before you own it. Single storey, two bathrooms reachable without stairs, a level entry and hallways wide enough to turn a walker in. None of that is a filter on any portal, which is why this page exists.
