Buying a new construction home is a different process than buying a resale, and the builder's sales representative works for the builder, not for you. Having your own agent costs you nothing extra in most cases and gives you someone reviewing the contract, the timeline, and the finishes with your interests in mind.

Bring your own representation from day one
Register Henos as your agent on your first visit to a builder's model home or sales office. Many builders require your agent to accompany you or be named on that first visit for representation to apply, so it is worth doing before you tour.
Once you are represented, you have someone to read the builder's purchase agreement, flag terms that favor the builder, and explain your options rather than leaving you to negotiate the paperwork alone.
Understand the builder contract and the base price
Builder contracts are written by the builder's attorneys and differ from the standard resale forms used in Washington. They often cover deposit schedules, upgrade and change-order terms, construction timelines, and what happens if delivery is delayed.
The advertised base price rarely reflects the finished home. We walk through which features are included, which are upgrades priced through the design center, and where lot premiums apply, so you can compare communities on real numbers.
Inspections and walkthroughs still matter
A new home can still have defects, and you have the right to your own independent inspection. We coordinate an inspection before closing and, where it fits the build schedule, a pre-drywall inspection while framing and systems are still visible.
At the final walkthrough we document the punch list of items for the builder to correct, and we confirm what the builder's warranty covers after you move in.
Financing, incentives, and closing
Builders often promote incentives tied to their preferred lender, such as help with closing costs or rate buydowns. Those can be genuinely valuable, and it is still worth comparing the total cost against an outside lender so you know what the incentive is really worth.
We keep the financing, appraisal, and builder timeline aligned so your loan is ready when the home is, and we review the closing figures with you before you sign.
