About Finn Hill

Finn Hill is a residential neighborhood in the northwest corner of Kirkland, Washington, set on high ground above the northeast shore of Lake Washington. It sits north of Kirkland's older city limits and just south of Kenmore, with Juanita to the east and Lake Washington to the west.

Until recently Finn Hill lay in unincorporated King County as part of the Inglewood-Finn Hill area. In November 2009 residents voted to join Kirkland, and the annexation of the Finn Hill, North Juanita and Kingsgate areas took effect on June 1, 2011, bringing more than 31,000 people into the city.

Housing & homes

Finn Hill's housing reflects its long build-out. The hill's early small farms began subdividing in the mid-1950s, and homes went up steadily from the 1960s and 1970s onward, so you'll find mid-century ranches and split-levels alongside 1980s and 1990s houses and newer contemporary construction, often on generously sized, tree-covered lots.

The predominant product is the detached single-family home, and many properties sit beneath a mature canopy of fir and other evergreens that gives the area its wooded feel. Because homes span several eras, condition, systems, and updates vary widely from block to block, which makes side-by-side comparison important when you are pricing or making an offer.

Local conditions to know

Finn Hill is defined by its topography: it is a true hill rising from the Lake Washington shoreline, so sloped lots, view orientation, and grading are common considerations, and some parcels near the park edges and lake fall away steeply. Properties on or near the shoreline can be subject to Washington's Shoreline Management rules and additional permitting.

Juanita Drive NE is the main north-south route through the neighborhood and bisects Big Finn Hill Park. King County Metro serves the area with local bus routes; note that a recent Metro Flex evaluation reduced on-demand service in parts of Finn Hill and Inglewood, so it is worth checking current routes and stops for a specific address. Like the rest of the Puget Sound region, the area lies in a seismically active zone, and standard geotechnical and inspection due diligence is prudent on hillside lots.

Getting around & local texture

Finn Hill is unusually rich in public open space. O.O. Denny Park, a 46-acre park on Lake Washington at the foot of the hill, dates to the 1920s and offers shoreline access; adjoining it is King County's Big Finn Hill Park, roughly 220 acres of forested trails used for hiking and mountain biking. Both connect to Saint Edward State Park, a 326-acre former Catholic seminary site with more than a half-mile of Lake Washington shoreline; the neighboring Kenmore campus of Bastyr University occupies the restored seminary building nearby.

Day-to-day shopping and services are largely reached in adjacent Juanita and Kenmore rather than a single Finn Hill business district. Public schools serving the area are part of the Lake Washington School District, which includes Finn Hill Middle School within the neighborhood; buyers should confirm current attendance-area boundaries with the district for any specific address, since boundaries can change.

What buyers & sellers weigh in Finn Hill

  • Topography matters: verify slope, drainage, and any steep-slope or geotech conditions on hillside lots before writing an offer.
  • Homes span the 1960s through today, so budget for age-appropriate inspections of roof, sewer/septic, and major systems.
  • Lakefront or near-shore parcels may trigger shoreline-management and critical-areas review; build timelines accordingly.
  • View lots command a premium here; document what is protected versus subject to future tree or construction changes.
  • Confirm current Lake Washington School District attendance boundaries for the exact address, as they can be redrawn.
  • Check current King County Metro routes and stops, since service in parts of Finn Hill was recently adjusted.

What makes Finn Hill distinct

  • One of few Kirkland neighborhoods wrapped by large public parks (O.O. Denny, Big Finn Hill, Saint Edward State Park) with direct Lake Washington shoreline access.
  • A distinct settlement history: named for Finnish and Estonian immigrant families who homesteaded the hill in the early 1900s.
  • A relatively new part of Kirkland, annexed in 2011, so it blends unincorporated-era housing patterns with city services.
  • Larger, tree-canopied lots and varied home vintages, unlike the denser, newer construction in some neighboring areas.
  • Positioned between Juanita and Kenmore rather than around a single commercial core, giving it a quieter, residential character.
